Positioned on the Nerang River in Broadbeach Waters, this property sits on a 776sqm block with 18 metres of waterfrontage, views stretching down the river and out to the hinterland, and a direct outlook across to the prestige homes of Monaco Street.
The brief called for a family-oriented backyard with a modern luxury feel and a sauna integrated into the landscape. In two weeks, Lynx Landscaping delivered a fully planted and constructed outdoor space, working through restricted machinery access, overhead powerline constraints, and a sloped block to bring the landscape design to life.
The design sought to create a landscape character rarely seen in contemporary Gold Coast residential projects, drawing on a combination of Mediterranean and tropical planting influences to produce a space that feels layered, established, and specific to this site.
A riverfront block of this calibre demanded an outdoor space designed with intent. The site presented a distinct set of constraints that shaped every stage of the build.
The sloped block introduced a level change across the outdoor area that needed to be addressed through the design rather than removed. Machinery access was restricted by the property boundaries, ruling out standard excavation equipment. Overhead powerlines at the front of the property eliminated the crane option for bringing large specimen plants over the roofline, which directly affected how the most important landscape elements could reach the site.
One of the defining elements of the project was a mature olive tree selected to anchor the Mediterranean planting scheme. With no external access route available, getting that tree onto the site required a different approach entirely.
The strategy was to resolve the physical constraints first, then use the planting palette as the primary design tool to create a landscape character worthy of the site.

With overhead powerlines at the front of the property ruling out any crane access from the street, the tree had one viable route in: through the house. The team carried it by hand. That tree was central to the design intent and not substitutable with something smaller, so the logistics were worked around the plant rather than the other way around.
Micro excavators handled site preparation across the sloped block, allowing the full scope of the build to proceed within the access constraints. The level changes were retained and expressed through stepped garden beds and planted transitions, giving the outdoor area a natural sense of depth that a flat-graded site would not produce.
Dwarf date palms were planted along the tighter side sections of the property, bringing the tropical element of the planting scheme into areas where space was limited. Combined with the olive tree and the broader Mediterranean species selection, the finished landscape creates a textured, multi-layered environment with an identity distinct from the surrounding area. The sauna sits within this planting with privacy and presence, oriented toward the river.
The completed Sophie Avenue project delivers an outdoor environment that reflects the quality of its waterfront setting. The planting scheme, built around Mediterranean and tropical species, creates a layered landscape with an established, site-specific character. The mature olive tree, the dwarf date palms along the boundaries, and the surrounding species work together as a considered whole.
The sauna is fully integrated into the landscape. The stepped transitions across the sloped block read as intentional design decisions. The logistical constraints that defined the build, from the powerlines to the restricted access, left no trace on the finished result.
The result is a landscape defined as much by careful plant selection and problem-solving as by construction, creating a setting that feels established, private, and uniquely suited to the site.
